Depenent de quines xifres tinguem en compte a l&#8217;hora de calcular el parc d&#8217;habitatges en lloguer a Espanya (Savills calcula que s\u00f3n 4,2 milions i l&#8217;Observatori d&#8217;habitatge uns 2.5 milions sense dades del Pa\u00eds Basc i Navarra), al voltant d&#8217;un 6% dels habitatges llogats t\u00e9 p\u00f2lissa. OESA creu que \u00e9s un percentatge que continuar\u00e0 creixent fins a superar el 10% en 2025.<\/p>\n<p>No \u00e9s estrany que els propietaris cada vegada confi\u00efn m\u00e9s en les assegurances de lloguer a l&#8217;hora d&#8217;arrendar els seus habitatges. De fet, segons l&#8217;informe Experi\u00e8ncia en compravenda en 2022, realitzat per Fotocasa Research, la meitat dels motius pels quals els propietaris venen en lloc de llogar s\u00f3n problem\u00e0tiques derivades de l&#8217;arrendament. Un 22% temen que els espatllin l&#8217;immoble, un 16% no volen tenir problemes per a cobrar la renda i un 12% tenen en compte les males experi\u00e8ncies amb inquilins anteriors. Totes aquestes problem\u00e0tiques estan recollides en ARAG Lloguer per a garantir la tranquil\u00b7litat dels propietaris.<\/p>\n<p><strong>Els avantatges de contractar una asseguran\u00e7a de lloguer<\/strong><\/p>\n<p>Una de les garanties estrella d&#8217;ARAG Lloguer \u00e9s, precisament, l&#8217;avan\u00e7ament de rendes en cas que l&#8217;inquil\u00ed deixi de pagar. Si hi ha un impagament, la companyia pagar\u00e0 les mensualitats mentre estigui en proc\u00e9s la reclamaci\u00f3 per via judicial, sense que l&#8217;espera suposi un perjudici econ\u00f2mic per a l&#8217;arrendador. D&#8217;altra banda, tamb\u00e9 s&#8217;inclou la reclamaci\u00f3 en cas que hi hagi danys a l&#8217;habitatge i fins i tot indemnitzaci\u00f3 per actes vand\u00e0lics en recuperar-la. Les males experi\u00e8ncies amb els inquilins, per tant, estaran suavitzades gr\u00e0cies a la protecci\u00f3 que brinda la pr\u00f2pia p\u00f2lissa.<\/p>\n<p>A m\u00e9s, ara es pot afegir la protecci\u00f3 davant l&#8217;ocupaci\u00f3 il\u00b7legal a l&#8217;asseguran\u00e7a de lloguer, completant-lo amb cobertures com la reclamaci\u00f3 per ocupaci\u00f3 il\u00b7legal o la reclamaci\u00f3 de danys ocasionats a l&#8217;immoble.<\/p>\n<p>No sols s\u00f3n avantatges per al propietari, perqu\u00e8 per al qual pret\u00e9n ser un bon inquil\u00ed pot suposar estalviar-se diners en fiances addicionals o l&#8217;exig\u00e8ncia del pagament de mesos per endavant. Aix\u00f2 fa que el desemborsament inicial en llogar no sigui tan gran, una ajuda extra que pot venir molt b\u00e9, sobretot si tenim en compte l&#8217;augment de preus dels habitatges en lloguer.
