Si \u00e9s el teu cas, has de tenir en compte que podr\u00e0s restar a aquesta quantitat una s\u00e8rie de despeses, a m\u00e9s de beneficiar-te de la reducci\u00f3 del rendiment.<\/p>\n<p>Fins ara, la reducci\u00f3 sobre el rendiment net del lloguer era del 60% sempre que es tract\u00e9s d&#8217;un immoble destinat a l&#8217;habitatge habitual del llogater o llogatera. Despr\u00e9s de les novetats que va introduir la Llei pel Dret a l&#8217;Habitatge, nom\u00e9s quedava pendent el relatiu als incentius fiscals aplicables en l&#8217;IRPF pels arrendadors. Amb la intenci\u00f3 de donar est\u00edmul al lloguer de l&#8217;habitatge habitual amb preus accessibles, s&#8217;imposen uns nous percentatges de reducci\u00f3 del rendiment net que s&#8217;aplicaran en funci\u00f3 al compliment d&#8217;uns requisits.<\/p>\n<ul>\n<li><strong>Reducci\u00f3 del 90%.<\/strong> Quan la propietat hagi signat un nou contracte sobre un habitatge situat en una zona de mercat residencial tensionat i el preu del lloguer sigui inferior en m\u00e9s d&#8217;un 5% respecte a l&#8217;\u00faltima renda de l&#8217;anterior contracte.<\/li>\n<li><strong>Reducci\u00f3 del 70%<\/strong>. Quan l&#8217;arrendador o arrendadora hagi llogat per primera vegada l&#8217;habitatge en una zona de mercat residencial\u00a0<span class=\"hiddenGrammarError\">tensionat<\/span>\u00a0i el llogater tingui entre 18 i 35 anys. Tamb\u00e9 quan el llogater o llogatera sigui una Administraci\u00f3 P\u00fablica o una entitat sense \u00e0nim de lucre que destini l&#8217;habitatge al lloguer social o a l&#8217;allotjament de persones en situaci\u00f3 de vulnerabilitat econ\u00f2mica, o quan l&#8217;habitatge estigui en acollida a algun programa p\u00fablic d&#8217;habitatge o qualificaci\u00f3 en el que l&#8217;Administraci\u00f3 estableixi una limitaci\u00f3 en la renda del lloguer.<\/li>\n<li><strong>Reducci\u00f3 del 60%<\/strong>. Quan es tracti\u00a0d&#8217;un\u00a0habitatge que hagi tingut una rehabilitaci\u00f3 finalitzada en els dos anys anteriors a la data del contracte.<\/li>\n<li><strong>Reducci\u00f3 del 50%<\/strong>. Seria la reducci\u00f3 aplicable en qualsevol altre cas i ve a substituir\u00a0l&#8217;anterior\u00a0reducci\u00f3 del 60%.
